Fees
Base rate $300 per night
School holidays and long weekends $380 per night
Summer from 11th Dec 2026 - 27th Jan 2027 $400 per night
Christmas 18th Dec 2026 - 3rd Jan 2027 $500 per night
Easter period (Thurs - Mon) $500 per night
Minimum stay 2 nights; 3 nights over holidays.
Additional $250 cleaning fee per stay.
Transactions (payments and bond refund) via EFT, or Debit / Credit Card via Square (attracts 2.2% fee)
How to Book
1. Email us on hello@beachbythedunes.com.au with your preferred dates, and we will do what we can to lock it in for you :)
2. Alternatively, you can check availability on various booking platforms and then email us.
You can book through these sites directly, however these booking methods will charge you additional fees.
The Fine Print
Bond
A bond amount of $400 is taken as a pre-authorization prior to guest check-in. This amount is to cover any breakage, theft or damage to the property. If an amount is to be deducted from the bond an itemised breakdown will be provided to guests following check-out. If no deduction is made the bond will be returned within 7 days of vacating the property.
Fee Schedule
50% of the total amount is due at time of reservation.
The remaining amount is to be paid 7 days before arrival.
Cancellation & Changes Policy
If a change or cancellation is required please advise your hosts in writing immediately.
The following cancellation fees apply:
-30 days or less prior to arrival - 100% of the total booking will be forfeited
-31 days or more prior to arrival - 10% administration charge will be forfeited and 90% refunded
We understand that sometimes changes to your travel dates are unavoidable. Such changes are only allowed more than 31 days prior to arrival.
The total booking value of changed dates must be the same as or greater than the original booking.
No changes are permitted within 30 days or less prior to arrival.
No refund or credit can be given for non-arrival or unused nights.
Pets
Pets are very welcome, but please keep them off the furnishings, vacuum excess hair / sand, and pick up after them.
Check in/out
Check in is from 2pm, and check out is 10am. If a later check out is required, please be in touch.
